Multifamily investor and operator Avanti Residential has launched a new affiliate to focus on affordable housing. The expansion, which will be led by industry veteran Christopher Martiner, will focus on the development, acquisition, and preservation of affordable multifamily communities through the low-income housing tax credit (LIHTC) program and public-private partnerships.

Avanti Residential operates a diverse portfolio with 10,000 multifamily units in 40 projects in seven states, including Arizona, Colorado, Florida, Kansas, Missouri, Tennessee, and Utah. According to the company, its approach integrates forward-looking design, sustainable development practices, and strong community engagement. Avanti Residential Housing, the Tampa, Florida-based affiliate, will leverage Avanti Residential’s extensive expertise and this approach to address the nation’s affordable housing shortage.

“The creation of Avanti Residential Housing represents an extension of our core values, enabling us to make a meaningful impact in underserved markets while continuing to provide compelling opportunities,” said Avanti Residential president and CEO Christian Garner. “Our long-term vision includes the establishment of a nonprofit arm dedicated to furthering our commitment to housing affordability.”

Under the leadership of Martiner, who has over 30 years’ experience in the industry, Avanti Residential Housing initially will focus on high-growth metros.

“We see a tremendous opportunity to not only expand Avanti’s footprint but also to create long-term value for our investors by addressing one of the most pressing housing challenges in the country,” said Martiner, managing partner of Avanti Residential Housing. “With the increasing demand for affordable housing solutions, we are committed to delivering innovative, high-quality communities that serve both residents and stakeholders.”
