Construction has been completed on Villas at Boston Heights, the first affordable housing project designed to LEED Gold standards in the Fort Worth, Texas, suburb of Benbrook, announced KWA Construction.

The firm, a general contractor specializing in multifamily development, partnered with Dallas-based developer OM Housing and BGO Architects to build the 144-unit, 165,000-square-foot garden-style complex.

Villas at Boston Heights incorporates several green features, including low-emitting VOC building materials, enhanced insulation, and energy-efficient windows. The one-, two-, and three-bedroom apartments are furnished with Energy Star appliances, high-efficiency lighting, and water-saving fixtures that can lower utility bills by approximately $40 per month, according to KWA.

The mixed-income community includes eight two- and three-story residential buildings with 130 affordable apartments and 14 market-rate units. There are 13 units at 30% of the area median income (AMI), 52 units at 50% of the AMI, and 65 units at 60% of the AMI.

Tenants have access to a spacious community center, a swimming pool with a splash pad, barbecue grills, and a picnic area. Additional amenities include a fitness center, controlled access gates, and an on-site laundry facility.

The $26.5 million development was financed with federal Sec. 221(d)(4) debt and low-income housing tax credit equity from investor JPMorgan Chase and syndicator PNC Real Estate.
