The Michigan State Housing Development Authority (MSHDA) has announced more than $11.7 million in low-income housing tax credit (LIHTC) reservations for 18 developments in its latest round of funding.
The LIHTCs will help with the development or rehab of 1,077 units across the state for low- and moderate-income households.
“These tax credits are essential for providing the incentive developers need to renovate and construct quality, affordable housing, which is in high demand for Michigan families, seniors, and special populations,” said Kevin Elsenheimer, executive director of MSHDA, in a statement.
MSHDA estimates that this round of LIHTC awards will leverage roughly $113 million in private investment for the state. The authority holds two funding rounds a year in October and April; each is for half of the available credit, which is approximately $22 million.
The 18 developments earning LIHTC reservations in this funding round include:
- 28 West Grand River in Detroit: 28 Grand River Developer received a LIHTC award of $1,388,955;
- Bailey Center in East Lansing: CAHP Bailey Development received a LIHTC award of $681,900;
- Center City Downtown Hillsdale in Hillsdale: Excel Realty Investments 100 received a LIHTC award of $682,824;
- Central Towers Apartments in Detroit: American Community Developers received a LIHTC award of $1,290,837;
- Copper Hills Apartments in Houghton/Lake Linden: PK Development Group received a LIHTC award of $337,218;
- Diamond Place in Grand Rapids: PK Development Group received a LIHTC award of $1,487,830;
- Heather Gardens in Kalamazoo: LIFT Foundation received a LIHTC award of $685,959;
- Jefferson Oaks in Oak Park: Community Housing Network received a LIHTC award of $1,496,988;
- Mack Ashland II in Detroit: Southwest Housing Solutions Corp. received a LIHTC award of $717,043;
- Meadow Park in Big Rapids: Big Rapids Housing Commission Nonprofit Corp. received a LIHTC award of $127,480;
- Miller Court Senior Apartments in Paw Paw: RAD Conversion Specialists received a LIHTC award of $525,084;
- Oak Hill Apartments in Ionia: TJ Acquisitions received a LIHTC award of $131,990;
- Restoration Towers in Detroit: Community Outreach Services Corp. received a LIHTC award of $772,784;
- River View Place Apartments in St. Louis: DeShano Development Corp. received a LIHTC award of $298,289;
- Sheldon Place IV in Gaylord: DeShano Development Corp. received a LIHTC award of $357,684;
- Unity Park Rentals II in Pontiac: Community Housing Network received a LIHTC award of $280,592;
- Vintage Court Apartments in Lawton: TJ Acquisitions received a LIHTC award of $137,634; and
- Woodland Place in Hart: Gryphon Group received a LIHTC award of $364,377.
