An affordable housing community for seniors and individuals with mobility challenges in Richardson, Texas, will undergo extensive renovations.

FTK Construction Services, a general contractor specializing in the rehabilitation of low-income housing tax credit (LIHTC) projects, announced that it has received a $4.3 million contract for the work.

Built in 1982, the 50-unit Brandywine Apartments is owned by National Church Residences. The architect for the project is Alliance Architectural, and the lender is Capital One.

FTK will complete interior and exterior renovations over a 12-month time frame. Exterior renovations will include new roofs, paint, and electrical upgrades. The interior renovation will encompass updating kitchens with new appliances, cabinets, and countertops; adding central air conditioning; installing new flooring, doors, windows, and plumbing; and upgrading fixtures.

The firm will also work on improvements to the parking lot pavement, sidewalks, lighting, and perimeter fencin as well as energy-efficient enhancements. Additionally, the community building will include a new kitchen and a renovated leasing and management office.

Texas-based FTK has completed or has in process over $163 million in LIHTC projects. It has completed projects in 33 states. Firm officials added that their project protocols will continue to comply with the latest Centers for Disease Control and Prevention guidelines for preventing person-to-person transmission of COVID-19 as well as all emergency state and federal executive orders.
