Summer Town Estates is the first low-income housing tax credit development for seniors in Guam. The $64.1 million, 240-unit community was developed by Core Tech Development.
The one- and two-bedroom apartments feature high-quality cabinetry, countertops, flooring, and fixtures. Core Tech purchased the items in bulk and from the same suppliers used on a market-rate project that it was building. The team was then able to warehouse the items, allowing for at least a 10% savings on those particular items.
Community amenities include a swimming pool, walking paths, and a picnic area. A 5,854-square-foot community center includes a flexible-use community room, a state-of-the-art fitness center, and management and resident services offices.
Summer Town Estates is home to seniors earning no more than 60% of the area median income. The development also helps meet the demand for housing for people with special needs, with 20% of the homes set aside for residents with vision, hearing, and mobility impairments.
