Woda Cooper Cos. and Project for Pride in Living (PPL) have opened a 44-unit affordable condominium development in Brooklyn Park, Minnesota.
Sandgrass Pointe features 11 one-, 22- two, seven three-, and four four-bedroom homes for renters earning between 30% and 80% of the area median income. Rents range from $554 to $1,830 based on income and unit size.
The community also features a fitness center, a playground, a community garden, a community room, upgraded flooring, energy-efficient air conditioning and heating, two-car garages or underground parking, and more.
PPL provides resident services through a person-centered, trauma-informed, and culturally responsive approach to promote stability for residents who have heightened barriers to housing, such as a history of homelessness.
“Everyone deserves a stable, affordable place to call home,” said PPL president and CEO Karla Henderson. “More than adding 44 affordable homes to the Brooklyn Park community, Sandgrass Pointe will also provide supportive services for residents as they work toward their goals.”
U.S. Bancorp Impact Finance served as a construction and bridge lender and low-income housing tax credit investor for the $26.2 million development.
“Affordable housing development is a collaborative effort, and Sandgrass Pointe demonstrates the important role that strong financial and development partnerships play in bringing these communities to life,” said Clay Cooper, senior vice president at Woda Cooper Cos.
Partners include CRW Architecture + Design Group, civil engineer Pierce Pini & Associates, and general contractor Weis Builders. The community is managed by Woda Cooper’s management division.
