Enterprise Homes has closed on the financing for its latest affordable housing community—a new 70-unit transit-oriented development in Baltimore.

When completed, Metro Heights at Mondawmin will offer 70 apartment homes comprised of a mix of one-, two-, and three-bedroom units. The four-story elevator building will be constructed to LEED Silver standards and will include features that promote energy efficiency and sustainability, such as Energy Star windows and appliances, high-efficiency heating and ventilating systems, water-conserving plumbing, and stormwater management. Amenities will include in-unit washer/dryers, a clubroom on the top floor, a business center, and a fitness room.

Eighteen apartments will serve residents earning no more than 30% of the area median income (AMI); 14 will serve those earning no more than 40% of the AMI; 20 will serve those earning no more than 50% of the AMI; 11 will serve those earning no more than 60% of the AMI; and seven units will not have any income restrictions.

A groundbreaking ceremony will be held July 26.

With the help of Baltimore Housing, we found the ideal location,” said Chickie Grayson, president and CEO of Enterprise Homes, in a statement. “At Enterprise, we recognize that affordable, quality homes need to be connected to a wide array of opportunities, such as transportation, access to jobs, education, health care, and services to meet the daily needs of the community.”

Officials says the Metro Heights site is ideally situated within walking distance of the Metro and the numerous bus lines available at the Mondawmin transit hub. The adjacent Mondawmin Mall offers ample options for shopping and dining, as well as health services. The new Parks and People Foundation campus is across the street, and Druid Hill Park‑the largest park in Baltimore City‑provides expansive green space for leisure and recreational activities a block away.

The total construction cost for Metro Heights will be $15.9 million. Financing is being provided by the state of Maryland’s Department of Housing and Community Development, the city of Baltimore, SunTrust Community Capital, Enterprise Community Investment, and Bellwether Enterprise.

The development is designed by Marks, Thomas Architects. The façade consultant is Ziger/Snead, and the general contractor is Harkins Builders.
