Back to School. Many of you are dropping your kids off at college or thinking about where they will apply for next year. The return to the classroom also reminds me that it’s a good time for apartment owners to think about diversifying into student housing. It is a great niche, especially at a time when the economy’s strength is very much in doubt, and many universities will help with land or financing. If you have thought about getting into this market, and want to get up to speed quickly, consider attending the National Multi Housing Council’s Student Housing Conference on Sept. 24 in Washington DC. Another great niche: affordable housing. With federal tax incentives and state and local government cooperation, you can bring in projects at substantially below-market rents.
