Back to Basics

Affordable Housing Finance magazine’s sister publication, Apartment Finance Today, held its annual conference last week in Phoenix for multifamily owners and developers. Many industry leaders predicted the rough road to continue for the multifamily industry over the next 12 to 24 months.

However, industry leaders like former Department of Housing and Urban Development Secretary Henry Cisneros and Marcus & Millichap Managing Director Linwood Thompson really focused in on the high levels of demand the multifamily industry is going to see in the future based on population and demographic trends.

When speakers gave their key takeaways at the end of panel discussions, most of the suggestions went back to the basics.

Some important advice was shared that easily can cross over to the affordable housing side of the industry: Be brutally honest about your business; communicate with your lenders often; lock, load, and go long; keep your properties in top shape; strive to retain your residents; and work hard. Focusing on the fundamentals of your business will help position you for the long run.

SNEAK PEAK AT THE APRIL/MAY ISSUE

The massive $787 billion American Recovery and Reinvestment Act (ARRA) included funding and program changes aimed at jump-starting the stalled low-income housing tax credit (LIHTC) market this year.

A panel of leading affordable housing developers and experts tells Affordable Housing Finance the prospects for the market in the wake of the legislation.

The participants weigh in on what they like about the bill, what else needs to be done to encourage LIHTC investments, and whether more deals will be done in 2009 than last year. The panel is made up of members of Affordable Housing Finance’s Editorial Advisory Board.
